How to Search Braxton Property Records
A Braxton property search moves among four systems. The Assessor's roll links a name, address, tax class, and value in one place. It also carries the parcel ID. The County Clerk records every instrument that transfers or burdens land. The Sheriff Tax Office follows the bills and any delinquency. The West Virginia Property Viewer maps the surface parcels. With only a street or owner name, begin with the assessor. A deed reference with book and page points you to the clerk instead.
Carry the same parcel ID and legal description across each system. Deeds may carry an older community name while the current card shows an E-911 address. A mailing address can differ from both. Compare those fields rather than treating them as rivals. What the Braxton County property records show is what offices have assessed or recorded. They do not settle title, boundaries, zoning, or a sale price.
- Search the WV Property Assessment application by Street Name, Owner Name, or parcel components. Keep the town, rural community, and spelling variants you find.
- Open the result and record the Full Parcel ID, legal description, owner, district, mailing address, physical address, and deed book/page reference.
- Use the parcel ID and owner name to look for the latest conveyance in the Braxton County Clerk's land-record directory, then ask the Clerk for older or unavailable material.
- Check the Assessor's values and tax class, the Sheriff Tax Office bill or delinquency, and the WV Property Viewer for parcel context.
- For a record that is not online, make a specific request to its custodian under West Virginia's Freedom of Information Act.
Braxton County Property Records Offices
Most property-record work happens in person at the Braxton County courthouse in Sutton. The County Clerk serves as recorder. The Assessor and Sheriff Tax Office keep assessment and payment records separately. The court clerk handles litigation rather than the land book. Call ahead for a particular volume, copy format, or archived file. The county publishes no confirmed online deed-image cutoff or copy price. Staff can quote current terms before your trip.

Braxton's Assessment Search Has Multiple Entry Points
The statewide WV Property Assessment Search is the most complete public search. It serves any Braxton parcel. Its tabs separate basic parcel lookups from appraisal and sales filters, and other tabs add advanced address, building, and prior ownership fields. No login is required. Results link to a detail card and the map viewer. Assessments update annually. A recent transfer may not yet show under the new owner of record.
| Search group | Fields available | Useful Braxton check |
|---|---|---|
| Basic | County, District, Full Parcel ID, Owner Name, Street Name, Map Number, Parcel, Sub-Parcel, Property Class, Tax Class, Land Use | Use Braxton plus a street or owner when the parcel number is unknown. |
| Appraisal/Sales | Land, building, and total appraisal ranges; calculated and deeded acreage; sale dates and price ranges | Compare like fields and keep calculated acres distinct from deeded acres. |
| Advanced | Flood Hazard, Mailing Address, Deed Book, Page, Legal Description, building year, area, and structure counts | Use the deed reference to move from the tax card to the recorded instrument. |
| Result display | Lines per page, legal-description display, GIS parcel ID, and viewer link | Save both parcel IDs when moving your notes to the map. |
Braxton County's property-search launch page sends users to the statewide assessment search form. Its optional filters help when a rural address carries more than one spelling.

The portal view is not a county deed index. Use the book and page from a result as your bridge to the County Clerk's deed records.
Types of Braxton Property Records
Each type of Braxton County property records answers a different question. A recorded instrument shows what was filed with the Clerk. An assessment card describes the parcel for tax purposes. A tax ticket reports payment status. A parcel viewer supplies a spatial reference. A court docket can explain a contested transfer. Matching the legal description and parcel number across records beats trusting an address alone.
| Record Type | What It Documents | Kept By | Access |
|---|---|---|---|
| Deeds and related filings | Transfers, deeds of trust, liens, releases, plats, assignments, and affidavits | Braxton County Clerk | Land-record directory, then Clerk for unavailable copies |
| Assessment roll | Owner, mailing and physical address, class, land/building values, and characteristics | Braxton County Assessor / WV Tax Division | Free annual statewide search; assessor for corrections |
| Tax bill and delinquency | Charges, payment, delinquent list, sale and redemption status | Sheriff Tax Office / State Auditor | Online payment and state collections search; counter accepts no cards |
| Parcel map and plat | Surface geometry, E-911 and community labels, flood context, recorded lot layout | WV Property Viewer / County Clerk | Free map and GIS files; plat fees set by statute |
| Property litigation | Foreclosure, quiet title, partition, lien enforcement, and case events | Braxton Circuit or Magistrate Court | WV Judiciary portal or courthouse clerk |
For a transfer, begin with the deed index. For the current appraisal, use the state roll. Ask the Sheriff Tax Office about tax due, and open the viewer before checking the recorded plat for location. The Braxton deed-records search explains instrument categories and statutory recording fees in more depth.
Braxton Values Follow an Annual July Assessment
Every July 1, the Braxton Assessor sets values anew. Between reappraisals, the office works through a rolling three-year cycle of field visits. Plenty of things can move a property card. That includes new construction, additions, renovations, demolition, sales down the road, or shifts in building costs. West Virginia law also plays a part. It generally assesses property at 60 percent of true or market value. Read a card carefully. Many split out land, building, and total appraised figures. None of those totals is an asking price or a sale appraisal.
Each February, a Board of Review and Equalization window opens. It serves owners who question a value. Bring parcel-specific facts, and confirm the current process with the office first. The appeal itself is narrow. It asks whether the estimated market value is fair. It does not ask whether the tax bill feels right. The amount due still turns on tax class, exemptions, and levies. So a comparison between two parcels' tax bills rarely explains why their assessed values differ.
Braxton Tax Records Include Delinquent Lands
The Sheriff Tax Office issues tax bills, publishes delinquent lists, notifies owners and lienholders, conducts tax-lien sales, and handles redemptions. Payments can begin July 15. The county directs online payment to WVPropertyTaxes.com, which accepts cards, while the counter takes no card and is open Monday through Friday, 8 a.m. to 4 p.m. Verify any balance with the office itself. A map mark is not a completed sale.
The State Auditor's Land/County Collections search covers tax year, county, district, map, parcel, sub-parcel, certificate, taxpayer, purchaser, bidder ID, description, ticket, account, and status. Delinquent Lands in the WV Property Viewer update weekly. A documented dp parameter displays them. Chapter 11A sets the notice-to-redeem, sale, and deed steps. Always check a redemption record or a recorded deed before deciding who owns the parcel.
Braxton Parcel Maps Are Surface References
The WV Property Viewer supports parcel, address, and flood searches, along with map layers, detail panels, E-911 and community values, external map links, a copy-link control, and KMZ download. Each year the state builds surface tax maps from county GIS and assessment data. Free digital files come from the WV GIS Clearinghouse under SB 588. A viewer search helps find a parcel fast. Use the parcel maps to compare nearby assessment cards too.
No surface map fixes a surveyed boundary. Braxton County says its GIS material comes from plats, deeds, and other public records. It exists for inventory and reference. Mineral parcels stay off the map. The assessor still values some gas and royalty interests. For acreage, easements, access, or a disputed line in Braxton County, compare the deed and recorded plat, and use a licensed surveyor when a legal boundary must be settled.
Braxton Addresses Cross Town and Rural Labels
Braxton County contains four incorporated municipalities: Burnsville, Flatwoods, Gassaway, and Sutton. An assessment card can list district, community, E-911 address, physical address, and mailing address as separate fields. It may list them in separate places. Rural Braxton records may instead name Frametown, Little Birch, Strange Creek, Rosedale, Tesla, Copen, or another community. A ZIP marks a postal route. It is not a boundary or tax district.
Near a town edge, keep the older label. Then compare tax class, district, legal description, and E-911 address together. Sutton 26601, Gassaway 26624, Flatwoods 26621, and Burnsville 26335 help as address clues. They still cannot prove the property lies inside town. A permit or zoning file must be requested directly. The Secretary of State's municipal contact listing then provides the right town contacts.

The Clerk and Assessor still hold Braxton's land records.
Braxton County History Helps Place Older Deeds
Braxton County was formed in 1836 from parts of Lewis, Kanawha, and Nicholas Counties. It took its name from Carter Braxton. Sutton serves as the county seat. Pre-1836 references may point to a parent county. Later records may name a district, community, farm, creek, or road rather than a modern street address. Keep the original wording and date. A present-day map label may not appear in the historical instrument at all.
The county commission's local overview is a starting point. It gives context, not a deed index. Nothing there substitutes for the Clerk's recorded description. Braxton County publishes no record of a courthouse fire, missing-book period, or exact digitization cutoff. So check an older gap in online results with the Clerk or the Archives rather than assuming records loss. The official Braxton County overview identifies the county seat and the municipality context.

Let the county context explain an old place name. Then verify the parcel itself in the Clerk's deed and plat records in Braxton County.
Braxton Estate Files Can Explain an Owner Change
The County Clerk's duties include probate appointments and wills. An estate may leave a will, appointment, inventory, sale order, or fiduciary deed. None of that updates the land book by itself. Confirm the transfer in the recorded deed. Then match it against the assessment card. State vital records and Archives material can support a house-history or heir inquiry, subject to eligibility and access rules.
West Virginia's genealogy page lists births from 1917 and delayed births beginning around 1850. Deaths start in 1917, marriage indexes in 1924, marriage records in 1964, and divorce indexes in 1967. Coverage is not permission to buy every certificate. The fee is $12 per certificate. The official request page lists required identification and in-person, mail, and online routes. West Virginia Vital Registration's copy instructions explain the separate application process.

Let vital records fix a date or relationship. Then verify the land with a probate order and a recorded conveyance in Braxton County.
Braxton Deed Books Need an Office or Archive Check
The directory lists a wide mix of instruments. Deeds, deeds of trust, judgment and government liens, releases, church-trustee and cemetery deeds, military discharges, trustee reports of sale, plats, assignments, agreements, and affidavits all appear. Which Braxton years are searchable is left unsaid. The County Clerk is still the recorder. Treat the directory as a category list, not proof that any scan is online.
For earlier ownership, ask the Clerk which deed books, indexes, or microfilm can be consulted in person. The WV Archives and History Library follows. It holds county court records, newspapers, census material, and older vital records. Keep the legal description handy. Note the prior owner's name too, since older Braxton deeds may describe a creek, district, farm, or road instead of a modern numbered address. No courthouse fire or record-loss event marks the county's history, so the chain of title runs deep.
Parcel IDs and street addresses locate modern records. The deed description is the handoff for historical work.
Braxton Requests Can Use West Virginia FOIA
When a public search screen does not show the record, ask its custodian for inspection or a copy. West Virginia Code ยง29B-1-3 requires a reasonably specific request. The public body must respond as soon as practicable, and no later than five days excluding Saturdays, Sundays, and legal holidays. It can produce the records, set a time and place for inspection, or deny the request in writing with reasons and review notice. Reproduction costs are allowed. Search, retrieval, and staff-hour fees are not.
This route works for an older deed index, an archived tax list, or a municipal permit or zoning file that never made it online. Name the record first. Add the parcel or parties, the likely year, and whether you want inspection or a copy. Braxton's County Clerk leads on recorded instruments. A town clerk handles local permits. The West Virginia FOIA statute shown here describes the response and fee rules.

The statute opens a route when a record has not been placed in a searchable portal by the county.
What Braxton Property Records Can and Cannot Tell You
Braxton property records can answer a lot. They show a recorded owner, the property description, assessed values, tax status, and any instruments filed against the land. The assessment card and viewer have narrow jobs. A deed index has limits, though. It cannot guarantee that no later interest exists, an assessment does not set a market price, and a court docket may show a dispute without every relevant instrument.
Lawful use. Use Braxton property records for ownership research, purchase diligence, tax questions, boundary work, and civic purposes. A search is not title insurance or a survey, and owner information must not be used to stalk, threaten, or harass anyone.
